Kim Richards has resurfaced in Santa Monica, giving the Real Housewives of Beverly Hills orbit a new photo, several old questions and—mercifully—a little less mystery about where she has been staying.

TMZ reported Monday that Richards was photographed Friday on a bench near the Santa Monica Pier, wearing a cowboy hat, a red dress and one boot while appearing to paint.

What the new sighting does—and does not—show

The photograph prompted online questions about Richards’ living situation. TMZ cited sources familiar with the family who said she is not homeless and that her sister Kyle Richards helped her find a place in the Santa Monica area. Other sources told the outlet that Kim continues to have difficult periods but spends time with her daughters, who live in Los Angeles.

That is the current reported picture. A candid photograph cannot diagnose anyone’s health or explain an entire family situation, and speculation should not outrun what the image actually shows.

The eviction case behind the headlines

Kyle sued Kim in January 2025, seeking possession of a two-bedroom Encino condominium after asking her to move out in late 2024, according to court records summarized by TMZ. Kim did not respond to the lawsuit, and a default judgment was entered in March 2025 requiring her to leave the property.

The outlet reported that Los Angeles County sheriff’s personnel attempted to serve the judgment in June, but Kim had already moved, allowing Kyle to regain possession.

A complicated family story

Kyle and Kathy Hilton said during the RHOBH Season 14 reunion that Kim had been living in Florida and was doing better. Monday’s report places her back in Southern California and near family, but does not establish more than that.

Reality television has trained an entire generation to treat a family conflict like a season finale with reunion couches and commercial breaks. Real life is usually messier, slower and far less interested in tidy resolutions. For now, the responsible update is modest: Kim Richards was seen in Santa Monica, sources say she has a place nearby, and the sisters’ difficult recent history remains the backdrop—not permission to invent the next scene.
